Construction Updates

 

Towers Modernization Project

 

2017 Apartment Renovations: Apartment renovations continue in all 3 Towers. Towers 1, 2 & 3 apartments to be completed at the end of July, except for Tower 2 apartments 30A, 30B and 31B which will be completed in September.

 

Towers 2 & 3 Fire Alarm Upgrade: The fire alarm system is being upgraded in Towers 2 & 3. Conduit and device installation continues in Tower 2 in various locations. This process will take approximately one day per apartment. On the week of 07/17/17, we will perform the Fire Alarm installation in Tower 2 on the 22nd, 23rd, 24th, and 25th floors, from 9am-5pm. Note that the fire alarm devices are currently not active and have temporary covers fastened onto the face plates. Please excuse the noise while this work is being performed.

 

Tower 2- 27th floor Office to Apartment Renovations: Renovation at the existing office space located in Tower 2, apartment 27D will continue through to the end of July. Please excuse the noise while this work is being performed.

 

Housing Updates

 

Bard Hall Local Law 11

Construction work at the east, north and south elevations has been completed. Work on the west façade continues through July as the contractor progresses toward final inspection. Architect and Contractor inspections of the west façade continue. Please make sure that your window blinds are closed during the day for privacy. Please excuse the noise while this work is being performed.

 

Towers 2 and 3 Dryers

Temporary dryers are installed in both Towers 2 and 3 temp locations.  The Engineer and Architect have evaluated options for the permanent dryer installation which are now under review by a contractor. Upon selection of an option, issue of construction documents by the Architect/Engineer, and selection of a contractor, we will issue an installation schedule.  

 

390 Fort Washington Avenue – Local Law 11 Façade Repairs

Contractors completed west side facade repairs. Upon inspection and final approval, the sidewalk bridge will be removed.

 

Georgian Building - Local Law 11 Façade Repairs

Contractors will be on site performing façade repair during the upcoming months. Site mobilization was completed and construction is underway on all facades. Please make sure that your window blinds are closed during the day for privacy. Please excuse the noise while this work is being performed.

 

Tower 3 Roof and Exhaust Fan Replacement

The existing exhaust fans servicing the Tower 3 bathrooms, kitchens and corridor will be replaced with new fans and the roof will be replaced in its entirety. Rooftop fan replacement will continue during the week of 7/17. The contractors will continue to access the roof until the project is complete. Please excuse the noise while this work is being performed.
