What does Capital Project Management (CPM) do?
CPM obtains the services needed to design and construct both renovation and new construction projects. Our primary goal is to obtain the best value for our clients, while maintaining university standards and good business relationships with our vendors.
How do I request a capital project?
After determining how your department will fund the effort, please fill out the online Capital Project Request Fom. It will be reviewed by the Director of CPM and a follow-up meeting or call may be scheduled.
I have no experience in capital projects, just a general idea of what I need but am not sure what to ask for. Who can assist me to get a project started?
CPM will gladly have a project manager meet with you to help you get started. If you are not sure what to ask for, whether your idea is feasible in terms of design and/or cost, or how to describe it in the Project Request Form, you will find our staff helpful.
Does Capital Project Management perform design and construction work?
CPM project managers can perform feasibility and schematic design studies for small scale, cosmetic renovations. However, we typically contract architects or other consultants to develop solutions to address our clients' request. Our staff does not perform any construction work.
Does Capital Project Management charge for its services?
Yes. Our project management fee is 6% of the total project cost. If architectural services are provided in addition to project management services, the fee is 10% of the total project cost.
How are architects and engineers selected?
Capital Project Management seeks architecture and engineering firms, and, in particular, individuals within firms, who are experienced in the type of project being developed. We look for opportunities to bring new firms, especially those with WML certification, into the process. However, we also seek to maintain relationships with firms that have served the university well in the past. Through a competitive request for proposal process, firms are asked to respond to a specific project and scope. Interviews of the firms along with references are highly valued in the selection process. Selection is based primarily on qualifications.
How are contractors selected?
Capital Project Management seeks experienced contractors for the project being developed. Through a competitive request for proposal process, construction firms are asked to respond to a specific design project, provide competitive pricing along with a proposed timely project schedule. Interviews of the firms along with references are highly valued in the selection process. Selection is based primarily on qualifications.
Who do I call if I'm being disturbed by a construction project activity?
Do not hesitate to contact Capital Project Management at 212-305-3585 or Facilities Management reception at 305-HELP to report noise, dust or other disturbance from construction activities. Bear in mind, however, that cost constraints often preclude work scheduled at night, and that all construction creates some noise.
